Absolute Beachfront Dunsborough Catalpa Whalers Cove

Called after the legendary whaling ship Catalpa' involved in one of the most famous escapes in Australian convict history, this stunning four bedroom rammed earth holiday home evokes a boatshed theme.

Just step down from the patio and a mere 50m across emerald green lawn and you're on the beach. No roads to cross. Just a cycle/walkway which can take you as far as Eagle Bay or Busselton.

Enjoy early morning and twilight strolls along the never crowded beach commanding panoramic views from Old Dunsborough boat ramp to the pines at Quindalup Busselton, Peppermint Beach, Bunbury and beyond. Even at the height of the busy summer holiday season, Catalpa is a tranquil oasis just 850m to the centre of town.

A host of coffee, cafe and restaurant options in the Dunsborough village are within easy walking distance, and the lawned area is perfect for family sessions of Christmas cricket, Boules, Bocce and Kubb.

The layout seamlessly flows from inside to outdoors. From anywhere in the open plan kitchen/living/dining you can take in stunning park and bay views. The three areas are defined by high pitched ceilings finished with roughhewn timber, each area with its own ceiling fan with the whole space easily cooled in summer and warmed in winter with a large capacity split air conditioning system. The area runs the full width of the house flowing onto a patio BBQ area (approx. 3m by 10m) surrounded by lawn. Then it's just a few steps across the lawn to the beach.

A huge vintage 12 seater pine table with trencher seating runs lengthways across the central dining area, inviting holiday family feasts. The open plan kitchen includes a large island bench, 1 bowl sink, 600mm stainless steel electric stove, 900mm stainless steel range-hood and stainless steel Bosch dishwasher set amidst what seems like acres of bench space for family and friends to gather round.

The lounge/TV area with a slow combustion wood heater for cosy winter evenings, sits to the other end of the living area looking out over parkland to the beach beyond.

The wide entrance hall leads to a huge informal lounge/games area (approx. 12m by 6m) with a wood heater. Two massive sliding doors give a 5m opening to a private limestone paved courtyard.

Internal floors are of ageless terracotta with light, sealed limestone paving throughout the informal living area and courtyard.

The four bedrooms all with built in wardrobes and air conditioning have close access to either of the two bathrooms in keeping with the informal holiday character of the house.

The master bedroom also opens directly onto the private courtyard and has access priority, but not exclusively, to a bathroom with a vanity and huge shower recess and a second separate WC off the laundry.

The laundry has a trough built into a large bench with ample storage, including two broom/linen cupboards, washer and dryer included.

Bedrooms two, three and four are located adjacent to the family bathroom serviced by a separate HW system with shower recess, vanity and WC.

A (4m by 4m) loft offers a 'teenagers retreat' with its own TV DVD player for separate games and TV viewing, accessed by ladder.

Other features include a light grey metal roof with clear louvres to allow cooling summer breezes with acrylic panels letting light flood the central atrium living area. A single lock-up garage offers generous storage, with external parking for 4 cars.

Managed landscaping, reticulation and onsite management add to a 'no hassles' magical holiday home opportunity in Whalers Cove which has been the benchmark holiday resort in Dunsborough for two decades.

Current use is a financially attractive blend of personal use and holiday leasing - last year's figures available. The house is currently let directly by the owners with many return holiday makers on their books, or you have the option of using the resort's "in house" holiday rental management to take care of everything.

Dunsborough overview

The townsite of Dunsborough is located on the coast, 12 kilometres southeast of Cape Naturaliste and approximately 19 kilometres of Busselton. It was gazetted as a Townsite in 1879, but land for a townsite was set aside here in the late 1830's, and there is a recorded whale fishery at "Dunsbro" in 1850.

Dunsborough is located adjacent to Dunn Bay from which it derives its name. The bay is believed to have been named by Governor James Stirling , March 1830, whilst on the "Eagle" carrying out a survey of Geographe Bay. It is named after Captain Richard Dalling Dunn, under whom Stirling served on the "Hibernia"120 and the "Armide"38 in 1810-1811 (Stirling named a number of features in Western Australia after naval officers under whom he served or was associated with) When Dunsborough first appeared on a map in 1839 it was spelt "Dunnsbro" but the extra n appears to have disappeared by 1850, and the spelling of "bro" was amended to "borough"when the name was gazetted in 1879.
