'Tanners' 1654 acres South Kununoppin

'Tanners' offers new owners a selection of open, clean, fertile, red 'Salmon' gum soils that have been cropped in a conservative pasture rotation in recent years. Our sellers have indicated 588 hectares as arable which includes 70 hectares of pasture spray-topped and another 91 hectares of pasture this year in readiness for the 2024 season.

The compound fertiliser at seeding has been approximately 65kg/ha of 'Agras' or 'Agstar' in the last few seasons with no follow up nitrogen. There was an application of 'Intervix' over approximately 50 hectares in a portion of paddock 4 and also on paddock 2 in the 2022 season.

Improvements include a 2023 constructed smaller general-purpose shed, 13500 litre poly tank boom-fill, 23000 litre poly livestock water tank and, as new 'Midland Stockyards' draft and sheep yards.

For those buyers wanting to invest in the agricultural sector, a healthy annual 'return on capital' is available with strong local demand for broadacre lease and we can assist you with securing a lessee.

'Tanners' is located 14 kms south from Kununoppin on the Kununoppin-Doodlakine Road and comprises 4, early selected, Avon locations and is a 'new offering' to the market by genuine sellers.

Kununoppin overview

Kununoppin is a townsite in the eastern agricultural region, 247 kilometres northeast of Perth. Like many wheatbelt towns, Kununoppin was established because it was the site of a railway siding. The Dowerin to Merredin railway opened in 1911, and the townsite was gazetted in 1911. Kununoppin derives its name from the Aboriginal name of a nearby area, first recorded as "Coonoonoppin" during surveys in 1908. The spelling Kununoppin was adopted to conform to the Royal Geographical Society orthography for recording Aboriginal place names adopted by the Lands Department.
