About Ray Chua
I'm the founder and Director of Buyers Advocate Perth, an independent Perth buyers agency helping home buyers and property investors make confident, long-term property decisions.
After beginning my real estate career as a selling agent, I made a deliberate shift in 2008 to work exclusively on the buyer's side. I've now spent more than 18 years as a Perth buyers agent, helping buyers purchase almost 600 homes and investment properties across Perth.
My own property journey began earlier, buying my first home in 2004 and first investment property in 2005. Since then, I've also undertaken renovation and development projects.
My background in engineering, property investment, real estate sales and buyer advocacy has shaped the way I approach property today: analytical and thorough, but always focused on the practical decision in front of the buyer.
I believe better property decisions come from knowing not only what to buy, but what to avoid.
That's why my approach is built around quality over quantity. Rather than chasing short-term trends or simply buying what's available, I look for properties supported by enduring fundamentals such as scarcity, land value, owner-occupier appeal, location and neighbourhood quality.
For clients, that means I search, assess, conduct due diligence and negotiate on their behalf, filtering out unsuitable properties and providing clear advice when the right opportunity comes along.
My role isn't to push someone into a purchase. It's to help them understand what matters, make better decisions, and act with confidence when the property is right.

Away from work, I enjoy spending time with Lisa and our two boys, and the engineering mindset is still very much alive. It's probably one reason I've never been particularly good at accepting “that's just how the market works” without looking more closely at the evidence.
