In a market changing first and remarkably timely given the COVID-19 virus, itrack property has finalised functionality that allows
agents and buyers to engage in real time conversations, as the buyer watches
the home open video, from the comfort of their own environment.
People who are interested in viewing a home, can do so at a time that suits them, rather than restrictive home open times that can often clash with other engagements.
By connecting into the itrack platform and tapping to watch the online home open, a buyer can then use instant messaging within the app to start a ‘conversation’ with the Real Estate agent.
The app developers, believe it will allow people to engage in a more honest and transparent manner than at a traditional home open, as any
question they ask will then have the answer returned in writing - allowing
them to 100 per cent trust the information that is being delivered to them.
Because the process is private, they will also be able to ask questions that may have had them feeling too uncomfortable if they were standing in front of the agent.
“It allows buyers to view and ask questions about many
homes of interest very quickly, compared to spending hours having to drive
around from suburb to suburb. From this point they can then create a shortlist of the properties they have the most interest in,” said the head of development.
“From there we created further functionality, where a buyer can then ask for a private home open online viewing, allowing the agent to tailor a viewing specifically for what that buyer wants to view within the home,” he added.
Up until now, watching a video on a standard property search site didn’t allow a buyer to connect with an agent unless they called or emailed, and that meant handing over their contact details. Even then, it might be hours or days before the agent checked
their emails and replied. With
itrack in-app instant messaging, a buyer can connect instantly and privately.
More so, they can access other market information within the app that will better help them understand values.
Anything, from recent similar sales or similar new
listings, suburb profiles and price movements - to information as to whether
another buyer has requested or submitted an offer on the home. They can even request to submit an offer themselves.
The platform also has the ability to see an agent’s
little black book of quiet off market listings, allowing buyers to find out about homes that aren’t being advertised. They can then also request an online home open of these properties as well.
