RENOVATE OR DETONATE

What an amazing opportunity here to EITHER RENOVATE this charming cottage OR DEMOLISH & BUILD YOUR DREAM HOME on this very private 1,078m² rear block.

Built originally in 1949, the cottage has been lovingly renovated over the years and is set well back from the road and therefore feels very private. This 4 bedroom, 1 bathroom home has original jarrah floorboards throughout, bright and renovated kitchen, separate living/lounge area & dining room, and a "double-sided" fireplace which warms both living and dining rooms. There is already a garage/workshop and room for a shed or a pool.

Great opportunity here for first-home buyers, investors and down-sizers alike.

Currently tenanted at $330 per week with a lovely long-term tenant that would love to stay on but the property can also be sold with vacant possession after this date. This would suit an investor just as much as a private buyer.

Features:
-4 bedrooms, 1 bathroom
-Separate lounge & dining rooms
-Split system reverse-cycle air-conditioning
-Double-sided fireplace with a pot belly stove
-Carport
-Garage/workshop
-1,078m² easy-care rear & private block
-Centrally located and close to local schools, amenities and public transport.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
