    Here are 10 of Perth’s most affordable coastal suburbs to buy in based on their median house price.

    1. Mandurah

    Mandurah tops the list as the most affordable beach suburb to live in. You can secure a house in this coastal suburb for an affordable $276,000 as recorded in the year to July 2018. Mandurah is Perth’s second largest city and is a popular tourist spot known for its family orientated foreshore, the Mandurah Estuary and of course, it’s pristine beaches. Mandurah is a sought after location for buyers looking to nestle along the beach, with 101 houses sold in the 12 months to July 2018.

    2. Warnbro

    Next on the list is Warnbro with its median house price currently sitting at $315,000. Warnbro offers a family-friendly lifestyle with a beautiful beach backdrop and is just a short drive from Rockingham town centre. It proves to be a popular coastal suburb among buyers, with 152 house sales recorded in the year to July 2018.

    3. Merriwa

    Another affordable option for those longing to live by the sea, is Merriwa. Merriwa has a median house price of $320,000, making it Perth’s third most affordable coastal suburb to buy in. Merriwa is close to several prominent shopping centres, recreational facilities, schools and is situated just two kilometres from the well-known Quinn’s beach. 60 houses were recorded sold in Merriwa in the 12 months to July 2018.

    4. Two Rocks

    Imagine having a house just a stone’s throw away from the ocean. Well, you can find an affordable property at Two Rocks with its median house price coming in at $338,500. Two Rocks contains a marina and one of its biggest attractions is the Two Rocks Marine Park which features unique west-coast inshore lagoons. Two Rocks offers buyers that getaway feeling with always something to do or see!

    5. Falcon

    Want to live somewhere surrounded by water? Well our next suburb offers buyers endless amounts of ocean landscape. Falcon is one of four Mandurah suburbs that lie on an island bound by the Mandurah Estuary to the north, the Peel-Harvey Estuary to the east, the Dawesville Channel to the south and the Indian Ocean to the west. Falcon’s median house price is $350,000 and the suburb recorded 124 houses sold in the year to July 2018.

    6. Waikiki

    Like Falcon, Waikiki also has a median house price of $350,000, providing another affordable option for buyers looking to make WA’s beautiful coastline their home. 134 buyers secured a property in Waikiki in the 12 months to July 2018. Waikiki is closely associated with Safety Bay in the City of Rockingham and offers a local shopping precinct.

    7. Port Kennedy

    Port Kennedy offers a slice of suburbia, parklands and of course, the beach is just a hop, skip and jump away. The median house price in Port Kennedy is $365,000 and in the year to July 2018, 166 buyers purchased a property in the suburb. There are a number of local schools, as well as a shopping centre, tavern and golf course.

    8. Clarkson

    Clarkson seems to be the most popular suburb for affordable beach-side living on this list, with 185 recorded house sales in the year to July 2018. The median house price for Clarkson is $375,000 and is the closest coastal suburb to Perth, being 33 kilometres away. Clarkson is close to the Mindarie Marina and has a vast amount of amenities and facilities, including the Clarkson Railway Station making it a convenient suburb to live in.

    9. Ridgewood

    Ridgewood and Clarkson share the same median house price of $375,000, offering buyers several affordable coastal locations to choose from. Ridgewood is close to all shopping amenities, schools and recreational facilities making it a popular suburb for families. In the 12 months to July 2018, 50 houses were sold in Ridgewood.

    10. Butler

    Rounding out the top 10 cheapest coastal suburbs to buy in is Butler. Butler forms the majority of the Brighton Estate, a large commercial and residential development by Satterley. Butler is just two kilometres from the Indian Ocean and is divided by the Joondalup railway line, giving this newly established suburb everything it needs. The median house price in Butler is an affordable $381,000 and buyers seem to be attracted to the suburb, with 166 houses sold in the 12 months to July 2018.
