OCEAN VIEWS + NO NEIGHBOURS

Every now and then, one has the privilege of listing a property that is a standout piece of real estate, like the property we have on offer today.
Such are the elevated views that at certain times of the year you can see the Aurora Australis (Southern Lights) over the huge stretch of visible coastline, taking in Boat Harbour, Quarram Nature Reserve and the Irwin Inlet.
This large 3x2 home is perched perfectly, with expansive windows taking in those huge views. Extensive living downstairs includes a kitchen with walk-in pantry, separate laundry, full-length lounge room leading to bay windows, 2 bedrooms and 1 bathroom/toilet.
Upstairs is a master bedroom with ensuite, attached to open-plan living and an observation room, which takes in in all that surrounding glory. Each living area and bedroom has reverse-cycle split-system air-conditioning. A solar array setup feeds power back into the grid.
A large colorbond machinery shed is located near the house, with adjoining fully-lined and curtained accommodation, offering an open living area with wood fire and bathroom/toilet. Nearby are two colorbond horse-shelters, and another large colorbond shearing/machinery shed, with shearing head.
The land size is 150 acres (60.8ha); and is well-watered - being in a high rainfall location and complimented with 3 rainwater tanks and a large catchment dam. The soils are mostly Karri-loam, and there is an ideal mix of approximately two-thirds pasture and one-third native forest.
There is something that makes this property totally unique - it has no common boundaries with neighbours! That’s right, 3 sides are bounded by National Park forest, and the front is bounded by Tindale Road. Just think, your own Island paradise! The school bus stops at the front gate which is a definite bonus.
Completing the package, the property is central to the some of the best isolated surfing and fishing zones in the region, and the farm plant is included in the sale.

Denmark overview

The townsite of Denmark, located on the south coast 51 kilometres west of Albany, was gazetted a townsite in 1909. It is located on the Denmark River from which it derives its name, the river having been named by the explorer Dr J B Wilson RN in December 1829. Wilson named it the "Denmark" in compliment to his friend Dr. Alexander Denmark R.N. a physician to the fleet. The Aboriginal name "Koorrabup", recorded by Alfred Hillman in 1833, also refers to this area.

Although a townsite was not declared here until 1909, a settlement of this name had existed here for some years previous. A Millars Bros. Timber mill was established on the banks of the river in 1894.
