WHAT IT IS
A three-bedroom, two-bathroom home on a 358sqm block. It's in that part of Kelmscott we call the Golden Triangle. It's neat and tidy and sure to impress anyone looking for a great value home in a great area.
There is a comfortable living space with a modernized kitchen and plenty of workspace. The bedrooms are of a good size and the master has a retreat/dressing room. Outside there is a newly paved alfresco area. There's a lot to like!
OK, SOME QUESTIONS…
THE GOLDEN TRIANGLE?
It just gets called that by the local real estate agents. I didn't make it up but let's roll with it. Although it's more of an oblong, it's a great place to buy real estate because it's close to the train station, Albany highway, schools, parks, doctors, shops and more. This oblong has leafy streets and parks at both ends of the street. Location matters and this is a great one. Gold!
IT'S A 358SQM COTTAGE LOT, IS IT STRATA TITLED?
No it's not. It's "Green Title" as they used to and still do say. Ordinary title as it's actually called. Not a strata property as I'm trying to say. Your own thing is what it basically means. No common driveway or contributions is what it's about. Your house, your block, your driveway, your parking, your water, your colour, your garden, your thing. Call it what you want, it's your house.

Kelmscott is a mixed-use residential, industrial, rural and commercial suburb located 25 kilometres southeast of Perth. The suburb was one of the very early towns established in the Swan River Colony and was named after Kelmscott, Oxfordshire, the birthplace of the first Anglican clergyman in the colony, Thomas Hobbes Scott (1783–1860). Established in 1830, Kelmscott's most rapid growth period was in the 1960s and 1970s.
Though close to the lively Armadale City Centre, Kelmscott is a quiet suburb nestled among the numerous parks and reserves that pepper its landscape. The Kelmscott Town Centre is the main commercial sector with the Kelmscott Plaza and Stargate Kelmscott Shopping Centre all located here. There is also a railway station and four local schools in Kelmscott.
