Magical Margaret River Masterpiece!

Rustic, quirky and magical are just a few of the adjectives used to describe this amazing 2 storey home and adjoining cottage.

Situated on a 1.7ha timbered lot on the outskirts of town the rendered rammed earth home features high raked ceilings, large living spaces, polished wood floors and a beautiful sunken lounge complete with open fireplace and plenty of large European style windows. The kitchen is well appointed with Smeg cooktop and range hood whilst the oven is a Euro 900mm but best of all the underground cellar is only a few metres away!

On the upper level there is another living area, 3 bedrooms, two of which feature balconies overlooking the grounds whilst the third bedroom also enjoys views of the grounds via a large circular window. Directly below the master bedroom on the lower level is the main bathroom which also features timber floors and a claw foot bath where you can relax and take in the views to the garden and waterfall if you dare!

The adjoining cottage replicates the style of the main house with a large bedroom, roomy bathroom and a spacious living area which opens up onto a private alfresco area. There is also a loft in the living area which could be utilised as another sleeping space whilst there is a slow combustion fire to keep you warm in winter.

The original owner, a European wine maker left his personal touch with the extensive use of local Jarrah, French oak which no doubt came from some of his product and of course the underground wine cellar, something which is the norm for someone from that part of the world!

And for bird lovers there is plenty of action with blue wrens, splendid robins and red-tailed black cockatoos on show whilst the odd resident kangaroo will make an appearance now and again. Still outside the established orchard consisting of Apple, Plum, Peach, Grapefruit, Mandarin and Almond Trees to mention a few will keep your fresh food intake at premium levels.

So, whether it is a tree change you have been looking for or perhaps you just want to create that down south holiday home you always wanted, then this whisper quiet location and idyllic lifestyle property ticks a lot of the right boxes!

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
