Up half a dozen steps onto the front deck and there it is. The first thing you notice is the outlook over the town and hills beyond. Something you could easily get used to.
The deck runs across the front, wide enough to actually live on. Timber underfoot, a railing at the right height to rest your forearms on, and beyond it the town, the trees along the river flats, and the hills rolling out past all of it. In August they're green. By December they've gone gold. You'll watch that change from the same chair for years without getting sick of it.
Inside, the floors are jarrah, and they've been finished in the right way. Warm, a bit of history in them, nothing overworked. The living room is the biggest space in the house and it does the heavy lifting; French doors at one end that open straight onto the deck, a doorway through to the kitchen. Someone cooking, someone reading, a door open, a breeze coming through.
The kitchen is new. White cabinetry, subway tile, dark benchtop, an oven that is yet to be used. It's a functional, open format kitchen and it looks out over the fence line to the hills.
Three bedrooms. The main one takes the front corner and the same view as the deck. The second and third are towards the back, with a split system AC in the second. One bathroom, recently renovated, and a laundry behind the kitchen to the rear.
Out the back there's a covered patio running the width of the house, deep enough for a long table and a slow lunch. Two big gums provide the shade and there's a lot of useable space across two tiers of land. Nine hundred and nineteen square metres, mostly cleared, mostly flat once you're behind the house. Think granny flat, work shed, a vegetable patch. Room for kids and a dog to lose interest in you for an hour.
And town is a few hundred metres down the hill. The bakery, the pub, the shops, the Avon. Close enough that you'd walk it, far enough that you can't hear it.
31 Hamersley gives you a superb vantage point and above all, an opportunity to secure a prime Toodyay property.
