From the moment you arrive at the gated entry of this property it is obvious that this is a home of elegance and quality. Sitting pretty as a picture amongst lovely landscaped gardens and an attractive exposed aggregate semi-circular driveway, the home beckons one within.

Verandahs wrap the home providing protection from the elements and your choice of cosy sitting nooks from which to enjoy the outlook over the gardens or to the tree tops of the valley. Enter the home to a wide central hallway. Stunning spotted gum timber flooring features here as it does throughout much of the home and is complemented by classic neutral décor and contemporary finishes. An abundance of natural light and 34 course ceilings combine to enhance the feeling of space and lend a bright and uplifting ambience to the home.

The floor plan of the home has been cleverly designed to allow good separation between the master suite and minor bedroom wing to ensure parents privacy. The master suite is located toward the front of the home and adjoins a beautifully fitted study with walk in storage space. It enjoys the use of an ensuite bathroom which is complete with Caeserstone bench tops, double vanity, oversized shower and separate toilet.

The minor bedroom wing comprises 4 further generously sized bedrooms all with walk in robes. They share the use of a family bathroom with bathtub and separate toilet with vanity area. A beautifully appointed laundry which has plenty of cupboards, Caesarstone bench tops and a built in craft or activity desk is accessed via the main hallway.

The stunning kitchen forms the heart of the home and has been positioned to allow the home chef to enjoy the sweeping valley views whilst whipping up a culinary storm for family and friends. Featuring granite benches, a large island island bench, walk in pantry and a Belling Range cooker, this is a kitchen to impress the most discerning home cook. The kitchen overlooks a spacious open plan family and dining area and there is direct access out via glass sliding doors to the adjacent al fresco area, making entertaining here a breeze. A further theatre room or games room at the rear of the home means there is plenty of space for the family to spread out and enjoy time alone if desired.

Outside, the same attention to detail has been devoted to the design of the exterior as is evident within. A lush and fenced lawn area to the side of the home is perfect for the kids to play safely, whilst the abundance of parking and the long driveway that gives access to the rear of the property provides the option for storage of caravans, boats or extra vehicles and also the option to add a large shed if desired. There is even an exterior powder room to service family and guests whilst entertaining in the al fresco area which has a granite bench top and a gas point for barbecue connection. One can just imagine entertaining family and friends here as the colourful sunset provides a resplendent backdrop to the treetops in the valley…now this is Hills living at its very best!

This beautiful property represents a rare offering in the Perth Hills. Located within easy access to all of the amenities Boya has to offer, quality schools (there is even a private school bus route to Mazenod and St Brigid’s College at the end of the street!) and within 15 minutes to the airport, this private enclave offers all of the serenity one could desire without compromising on the convenience of access to urban amenities. With the option to add a pool if desired and a host of other extras including ducted valet vacuum, reclaimed water reticulation system and dual ducted air conditioning units just to name a few, this is one property that must be seen to be fully appreciated.

Boya overview

To supply the stone required to build the groynes at Fremantle Harbour, a Government quarry was established in the hills a little south-west of Darlington. A spur line was run into the quarry from the existing railway and, by July 1901, dozens of iron and hessian huts housing approximately 150 workmen were clustered near the site. In August of 1901, construction began on a railway siding for the use of this settlement and the first name proposed was "Yan-Yeen". This was rejected because of a duplication in Victoria and the Aboriginal word "Boya", appropriately meaning rock/stone, was chosen instead. It was later found that the correct Aboriginal name for the area was "Nyeedoup" but Boya remains appropriate as the Aboriginal sub-tribe who once inhabited the hills were known as "Boya-Ngoora".
