Space, Seclusion And Serenity

This one hectare property is situated in one of the most ideally located enclaves in Margaret River. The expansive bush block and the private neighbourhood provides a feeling of serenity and isolation, but you are in fact only three short kilometres from the main street of town. Perfect for the family who want to get away from it all, but still have it all!

Elevated on the one hectare block, the north facing double brick 4 x 2 home overlooks the gardens, parkland and tall timbers beyond. Three internal living areas provide seasonal comfort, with a sunroom facing north and basking in the warmth of winter and a south facing living room capturing the coolness in summer. A central living room provides a relaxing space in the heart of the home and connects with the kitchen and dining. For outdoor living, a gabled roof covers a large patio that takes in the north facing views of the property. Year round comfort is provided by reverse cycle air conditioning, ceiling fans, a wood slow combustion fire and even a gas log fire.

Three minor bedrooms (one converted into a study) are located along the western wing of the home and share a bathroom, laundry, WC and separate powder vanity. The main bedroom is located adjacent to the front entry and has its own ensuite and walk in robe. The kitchen directly overlooks the outdoor living and enjoys direct entry from the fully enclosed two car garage complete with an automatic door. Every window in the house absorbs views over the gardens and there is even an outdoor spa to wallow in and literally soak up the serenity.

Productive fruit trees, rose gardens, a netted orchard and impressive granite retaining walls contribute to the parkland that surrounds the home, as well as lawned sitting nooks and a tranquil forest of tall gum trees. A rainwater tank gravity feeds to the rose garden and whilst not plumbed to the house, provides potable water. A conveniently placed wood shed and garden shed are situated behind the water tank.

This property will appeal to anyone who wants to feel like they living in the middle of nowhere, but still have the conveniences of town close by. With no neighbours to be seen and only the sounds of bird song to hear, leave the world behind at the gate as soon as you turn into the winding driveway of this tranquil property.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
