2 Conspicuous Beach Road, Nornalup WA 6333

"Southern Downs"

Set directly opposite the entrance to the Valley of the Giants and with over two kilometres of highway frontage, this 287 acre farm offers a rare combination of location, scale and genuine agricultural capability. Mostly pastured and currently run as a successful beef operation carrying around 110 breeders, the property sits in one of the South Coast's most picturesque areas - close to Nornalup and Walpole, the Walpole-Nornalup National Park, and the stunning coastline only a short drive away.

The land is divided by Conspicuous Beach Road, with approximately 50 acres to the east and the balance to the west. Three natural valleys run through the farm, connected by a central laneway that makes stock movement easy and efficient. Water is a real strength here, with reliable sources supporting year round grazing.

The homestead is a comfortable four bedroom, two bathroom home with an added activity room, plus a modern kitchen and living area with LED lighting. It sits in a sheltered position on the western side, overlooking much of the farm and towards the sheds and centrally located steel cattle yards.

With its scale, position, excellent access and dependable water, this is a property that genuinely ticks all the boxes.
