Living the Sustainable Dream - UNDER OFFER

This eco-friendly lifestyle property will surely lift your spirits and sustain your health and wellbeing with heaps of potential for development. The Scotsdale Eco Retreat is located approximately 19km west of Denmark town on the picturesque tourist drive of Scotsdale Road. The property is within an easy drive of the world-famous Greens Pool as well as The Tree Top Walk and the community-spirited town of Denmark which is home to various wineries including Harewood Estate, Howard Park , the Cheese Factory and the Alpaca Farm all enjoying the ambience of the Scotsdale valley.

The property features over 70 acres of Karri and Jarrah forest and 3 all year round flowing creeks plus over 20 acres of pasture and an organic orchard.

In a secluded position down the tree-lined drive, a Classic Pole Home of Red Cedar looks out over Mount Lindsey and the Scotsdale valley. Featuring 4 large bedrooms and 2 bathrooms, a large living area 9.8m x 7.5m including lounge, dining and kitchen opens out to 80 sq m of north-facing entertaining deck. A feature of this room is the high raked ceiling and use of glass allowing the north winter sun to stream in. This house allows for high energy efficiency with its off-grid 3.2-kilowatt solar system which has a brand new set of batteries powering the whole house, amounting to zero cost of electricity. The hot water system, fridge, and cooktop are powered by gas and there are gas bayonets in each bedroom and the main lounge. A wood-fired stove and oven is the centre piece of the kitchen and a magnificent combustion fireplace heats the lounge.
The floors throughout the living area are Black Butt with carpet in the bedrooms and hallway. Tasmanian Oak is used extensively throughout the kitchen, with ample bench space and storage.

Water is supplied by a 20,000 gallon rainwater tank to the house while a bore provides a pure source of water for irrigation and reticulation to the orchard ensuring that you will never run short of water. A Double Shed with mezzanine shelving provide ample storage for machinery and tools.

The land features an area of 37.78 hectares with approximately 80% covered in remnant vegetation with rich Karri loam’s and gravely soils. Certified organic since 2002 for the production of vegetables, fruit, herbs and spices by the National Association for Sustainable Agriculture the land has had no chemicals applied since.

There are three cleared areas on the property separated by stands of vegetation, which lends itself to a staged tourism development and strata subdivision. Currently the property is zoned rural which allows for a second house to be built as well as 4 or more chalets The owner had envisaged an educational health retreat being established on the property with chalets and a central facility which would offer a range of programs for health and wellbeing An application was submitted to the Denmark Council in 2011 for the rezoning of the property to Tourism to undertake this development.

This was not pursued because the owner decided to move back to Perth. The property is currently rented out for holiday accommodation and retreats which would provide a source of income while you build your dream home.

Denmark overview

The townsite of Denmark, located on the south coast 51 kilometres west of Albany, was gazetted a townsite in 1909. It is located on the Denmark River from which it derives its name, the river having been named by the explorer Dr J B Wilson RN in December 1829. Wilson named it the "Denmark" in compliment to his friend Dr. Alexander Denmark R.N. a physician to the fleet. The Aboriginal name "Koorrabup", recorded by Alfred Hillman in 1833, also refers to this area.

Although a townsite was not declared here until 1909, a settlement of this name had existed here for some years previous. A Millars Bros. Timber mill was established on the banks of the river in 1894.
