1865 Salt River Road, Cranbrook WA 6321

A Highly Improved Farming Property with Water on Tap.

Ideally located just 19km east of Cranbrook, this impressive 786.9 hectare property presents exceptionally well, with significant investment made in soil improvement and water development. This is a property where much of the hard work has already been done.

Approximately 440 hectares are considered arable, with around 420 hectares currently planted to a Witchery and Dargo ryegrass blend that is scheduled to be cut for hay shortly. The property's fertiliser program has traditionally consisted of 120-140kg/ha K-Till Extra followed by 120-140kg/ha urea, supporting strong pasture performance and productivity.

A comprehensive refencing program has been undertaken across the farm. The property also benefits from an excellent underground water resource, supplied by three bores capable of producing up to 100,000 litres per day when required.

Soil health has been a major focus, with substantial investment directed towards long-term productivity. Recent improvements include the application of approximately 1,000 tonnes of lime and more than 40,000 tonnes of clay.

Infrastructure improvements include a 32m x 10m multi-purpose GP shed, a 6m x 8m GP shed and a substantial 40m x 24m modern dome shelter. Historically utilised for large-scale sheep production, the dome offers versatility for livestock, machinery or a variety of other farming applications.

Well maintained and exceptionally well watered, the property offers easy access via sealed Salt River Road and is conveniently positioned close to Cranbrook and Albany Highway. A great stand alone or add on opportunity in an ideal Great Southern location.
