CONTEMPORARY COTTAGE

This stunning Contemporary Cottage situated on the West side of town was only completed in 2015 by the current owners who have done a splendid job on blending the old with the new trends. Centrally located to the townsite of Margaret River, local Schools, Sporting fields, pubs, restaurants & the famous ‘Rails to Trails’ the position of this property is second to none!! Just a short five-minute car ride and you will be on the beautiful coastline of the South West and amongst the world-famous wineries of the region.

With its solar passive design this near new timber character four-bedroom, two-bathroom home has been built to take in the lovely northern light with a fantastic outlook to the private established gardens and large native trees in the distance, this makes you feel you are in the middle of the bush. The cute timber front verandah makes a great first impression to this cottage & through the front leadlight door you are greeted by the high expansive ceilings creating a sense of space, large windows allowing natural light to flood into the home, white walls and trims with stunning polished concrete floors, makes this feel nothing like a traditional 1920’s cottage!!

The master suite is to the front of the home with a deluxe ensuite and massive walk in robe. Nearby is the study/4th bedroom which has views out to the garden perfect for working from home. The dining/living areas are spacious with north facing windows, roman blinds and skirting boards with the high spec kitchen featuring a stunning timber island bench, stainless steel surfaces, funky splash back tiles, loads of storage and modern stainless-steel appliances. Off the kitchen is the alfresco area with timber decking and stacker sliding doors that open right up to have the inside outside feel. The other two minor bedrooms are large with built in robes, white venetian window treatments and carpet, which are serviced by the luxurious main bathroom which is like stepping into a hotel suite where you can sit back and soak away your worries in one of the deepest tubs I’ve ever seen? The laundry has loads of bench space/cupboards and has direct access to the double garage with remote door.

The block sits on a lovely landscaped 689m2 block, with well-maintained gardens, pebble pathways, retaining limestone walls and rustic jarrah fencing providing a totally secured yard for the kids and family dog to roam.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
