An electric security gate heralds your arrival to this exquisite home. Nestled amongst easy-care reticulated and landscaped gardens, the home has been cleverly positioned to take advantage of sweeping and private valley views to the rear of the property to the National Park.

Enter the home from the decked verandah to a wide entrance foyer and it is immediately obvious that much thought and attention to detail has gone into its design. High quality timber-look ceramic tiles feature here, as they do throughout much of the home, and are complemented by classic neutral décor and 32 course ceilings.

The oversized master suite is well separated from the minor bedrooms and enjoys a lovely outlook over the front garden. It has a large walk in robe and an ensuite with double vanities and separate toilet. Also located to the front of the home is the home office, which is fitted with built in robes so could easily serve as a fifth bedroom if required.

The minor bedroom wing comprises three further queen-sized bedrooms, all with built in robes and “Fanaway” ceiling fans for summer comfort. They share the use of a family bathroom with bathtub and separate powder room.

Whilst the accommodation is certainly supremely comfortable, it is the family living and entertaining areas of this residence which really take it to the next level. Designed for those who love to entertain, a massive kitchen commands centre stage in the large open plan family and dining area. Certain to impress the most discerning home chef, the kitchen features a huge Essastone island bench with waterfall sides, walk in pantry and top quality appliances. The island is flanked by two banks of cupboards creating masses of storage and work space. A slow combustion wood fire in the family room and ducted reverse cycle air conditioning ensure this is the perfect space for family and friends to congregate whatever the season. And for quieter nights at home, the adjacent media or lounge room is the perfect spot to enjoy cosy nights in.

And the magic doesn’t end there…step outside to the huge al fresco area which is complete with fitted barbecue and sink and retractable mesh blinds for year round protection. The timber- look ceramic tiles from the family room extend into this space creating a seamless integration of indoor and outdoor living. The al fresco area enjoys a lovely outlook over the sparkling pool to the Valley beyond. With its own insulated cabana which is complete with powder room, pool-side entertaining here will be an absolute pleasure! Further down the garden tucked behind an impressive retaining wall is a netted fruit orchard with a variety of stone and citrus fruits and raised vegetable beds, ensuring this is a garden that is as beautiful as it is productive. There is also a long driveway from the front of the home to a powered double garage or shed which would be perfect as a workshop or to store a boat or caravan if required. There is also stacks of ancillary parking available.

Built to a standard rarely seen and as beautiful as it is supremely liveable, this rare offering will have broad appeal. With a host of other extras including solar hot water, 6kW solar PV system and roller shutters, just to name a few, isn’t it time to “Spoil Yourself”?

Boya overview

To supply the stone required to build the groynes at Fremantle Harbour, a Government quarry was established in the hills a little south-west of Darlington. A spur line was run into the quarry from the existing railway and, by July 1901, dozens of iron and hessian huts housing approximately 150 workmen were clustered near the site. In August of 1901, construction began on a railway siding for the use of this settlement and the first name proposed was "Yan-Yeen". This was rejected because of a duplication in Victoria and the Aboriginal word "Boya", appropriately meaning rock/stone, was chosen instead. It was later found that the correct Aboriginal name for the area was "Nyeedoup" but Boya remains appropriate as the Aboriginal sub-tribe who once inhabited the hills were known as "Boya-Ngoora".
