Classic Multifaceted Lifestyle Opportunity

This is a rare opportunity to acquire an impressive multi-faceted lifestyle property with development possibilities, clear ocean views and income potential, just minutes from the amazing beaches at Mainbreak and Prevelly; and it's literally a minutes' drive from the famous Margaret River Golf Course!

North facing on 3ha of fantastic flora and fauna rich native bush, the double storey custom designed two section brick and timber structure exists under one huge iron roof.

The intelligent use of 50 large individual jarrah poles sourced locally is not only aesthetically pleasing and architecturally impressive; it defines the robust character of this amazing home clad in cedar.

The main dwelling features three bedrooms and an open plan living/kitchen area upstairs, with views towards the ocean - bathroom, toilet, laundry and storage areas are downstairs.

Also upstairs, the secondary accommodation is open plan with a kitchen, mezzanine, bathroom and ocean views, whilst there is a large storage area downstairs with the potential to be improved to include extra accommodation, bathroom, studio or an entertainment area according to your creative requirements.

This configuration suits a multi-generational family perfectly.

In what is essentially an "L" shaped formation, the spaciousness of the upstairs veranda, (which links the entire structure together), ensures your family and guests can be fully immersed in the stunning bush and ocean views on offer.

Speaking of stairs; the entry statement is dominated by huge, chunky locally sourced timber staircases left and right built around massive jarrah poles - each servicing the separate dwellings - fantastic!

Each two-storey section features a large chimney, and classical "stable doors" (you can open just the top or the entire door), adding character and a country feel to the ambiance of the entire property.

Whilst there is a useful old timber shed (powered) on the property, there is also the opportunity to add another ancillary dwelling of up to 70sqm to the mix here.

The genuine opportunity to further capitalise on the abundance of space downstairs is where the upside exists, with the creation of additional ancillary/rental accommodation potential obvious to the astute investor or those seeking a lifestyle change in the rapidly growing tourism driven Margaret River Region.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
