The property is located on the Western Side of Lake Poorrarecup Road, 20km South East of Frankland and 95km North West of Albany, within the Great Southern Region of Western Australia.

The locality in which the property is a well-regarded farming area of mixed farming types including viticulture, blue gum tree farming, grazing of cattle and sheep and other uses including poultry farms. The farming area in which the subject property is well regarded and is generally securely held, with rain fall records showing 700mm rain fall.

Heating is supplied by gas heater with a Kleenheat gas bullet on site tank.

The land in the Northern two thirds is generally undulating with the land within the Southern third being generally flat. There is also 269 hectares of native vegetation on the property.
