Looking for Something Unusual with Great Bones ?

This home in a prime suburb built in 1971 has only every had one owner and has been generally well maintained. In an older suburb with large blocks of land and ease of access into the city it is an area which is very popular with investors, developers and families.
Zoned R40 and being 727 square metres in size there is potential for development (STCA), however the house would need to be removed to allow that.
Due to the year built you would expect this house to have some special features and it doesn't disappoint. You can start off with the exceptionally large rooms, wide hallways, high ceilings with ceiling patterns that they just don't make any more. All of the bedrooms are bigger than average with even the smallest one being a queen sized room.
The main bathroom is roomy and includes a large corner spa bath. In the laundry room you will find a second toilet and shower which is accessed from the rear verander.
The main living area is an open plan kitchen, dining and family room. The second living area is a formal living room set off the dining area. Both have large picture windows giving plenty of natural light.
Like many houses built in the era the garage is large and very accommodating for extra cars. Built under the house the main area of the garage would take 3 cars if you don't mind parking one behind another. It is ideal for those that have extra toys such as trailers, motor bikes etc. There is plenty of room for shelving without taking up any of the parking space. Along with this you get the bonus of a storeroom/workshop built into the rear of the garage and can be accessed from the garage doors or steps leading down to it from the main house. This would make an ideal wine cellar with the temperature lower than its surrounds due to its location under the house.
Fixtures and features include though are not limited to a garden shed, bore, reticulation, air-conditioning both ducted and split system, ducted vacuum system, alarm, wood flooring under the carpets in the hallways and three largest bedrooms, electric boosted hot water system, gas room heater, brick paved patio with large covering giving a great area for entertaining, spa bath and more.
The front verander gives you a prime viewing spot for passing neighbors. The huge rear bricked patio makes an ideal entertaining area and there is a bore with reticulation for those who enjoy their gardening.
Close to multiple schools, shops, transport, medical services and other town centre amenities this could prove to be a great buy for families looking to get into a great area and or the opportunity to capitalize on its potential development now or in the future.

Joondanna overview

The first of the northern suburbs which were born in the post War period of the 1940s was Joondanna. Originally named Joondanna Heights, Joondanna was chosen after the Perth Road Board launched a competition to find a suitable name in 1939. The competition was won by Mrs A Curtis of Donnybrook who suggested Joondanna as this was the name given by a Mr. Banks to his property. He is believed to have been the first settler and owner of land in the area.
