The units are owned under a "lease-for-life" structure which gives you the benefits of ownership, however, no stamp duty is payable (saving around 4.5% on the cost of the unit).

The retirement village exit fees (which only are paid when you leave) are:
• A "facilities fee" of 4% per annum for the first 3 years and 4.5% for the next 4 years to a maximum of 30% which are prorated depending on the length of ownership.
• A sinking fund contribution of 1.5% per annum (up to 10 years) payable when the unit is resold.
• 100% of the capital gain stays with the resident.

The costs while you are living in the village are the monthly levies (similar to a strata fee) which pays for the day-to-day running of the village.
