Sperwill Springs is a very open property with soft, easy working productive soils set high in the surrounding landscape, that has been very well farmed and is a credit to the lessees.

Comprehensive fertiliser history with potassium, sulphur and trace elements supplied across the program and records available. Over 2700 tonne of lime applied over the last 7 seasons plus gypsum in selected areas and nearly 200 hectares has been 'deep ripped' in 2020/21.

There are 1684ha indicated as arable by our sellers with nearly 500 hectares of lupins planted in 2025 plus a further nearly 170 ha of canola, totalling nearly 40% set up for next year's cropping program.

The farm is serviced with gravel and formed internal roads to assist with the movement of larger machinery and the boundary fencing is considered to be 'stockproof'.

A 'rainwater' quality supply of fresh water from a solar equipped bore is pumped to a central 130,000L galvanised tank. A 200 tonne granular fertiliser storage, 43kL liquid storage, grain silo storage, 4-stand shearing shed and yards, plus nearly 900m2 of general purpose steel frame sheds which includes a workshop and some sections of lockable shed space, all concreted and powered.

The farm homestead is a 3 bedroom brick and tile with evaporative AC and includes a large entertaining area and below-ground swimming pool.
